Escrow accounts can provide more steady income to owners. Like a mortgage company that may require and establish an escrow account to pay property tax and insurance during the term of the mortgage, we can provide additional stability by transferring one twelfth of an annual bill to an escrow account.

While we hope to handle minor repairs in-house to keep maintenance costs to a minimum, vendors may need to be hired to make repairs. Depending on the job size and estimated cost, 1 Source may recommend obtaining 1-3 quotes. Unlike some management companies, 1 Source does not apply any fee or percentage to vendor quotes.
This covers marketing, and showing, the property. Additional fees may be assessed on the tenant at time of application and screening process to cover credit and background checks.
We strive to screen tenants carefully, however if one of our placed tenant does not stay for the duration of their lease, we will list and show the property for 1/2 the cost.

In addition to annual bills, monthly bills such as mortgage payments, utilities, monthly HOA dues, or other more frequent bills are included.
Applicable charges may be assessed on tenant when applicable. Subsequent service calls to be billed at normal rate. Material/supplies not included and will be billed at cost.
