Applicants who are working with a licensed real estate agent, simply need to let their agent know about a property they are interested in. Their agent may schedule a showing within the MLS.

Map, property viewings

If you would like one of our agents to assist you with a property not listed with 1 Source Property Management, a full application is required prior to scheduling any property viewings, and a per viewing fee paid based on property location. 

Holding a Property

We live in a fast paced society

To secure a property as a tenant, an applicant must submit an approved application, sign a lease, and pay a deposit.  With a signed lease, we can hold a property for up to two weeks. We offer properties on a first come first serve basis. The first approved applicant, who accepts an offer and pays and deposit will secure the property.  

Don't have time or don't want to wait?

Without a signed lease, you may hold a property for up to 5 days. To hold a property without a lease, there is a fee of $250 plus a prorated amount of rent for each day the property is held.

Find a Property

We list our available properties in the MLS (multiple listing service) system. The MLS is a program syndicating to multiple platforms such as Rent.com, Zillow, Apartment Finder, etc. 

Virtual Tour

We offer virtual tours for select properties. There is no fee for touring a property virtually.

Household Application

The application is quick and easy. There is a small cost to submitting a household application. Prior to submitting a household application, we encourage the applicant to review our Application Requirement Guidelines HERE.

Tentative Approval

Once your household's application has been approved, someone will contact you with property specific details. 

Property Viewing

An agent will meet you at the property and allow you to gauge if the property is right for you. We also offer virtual tours for some of the available properties. There is no fee for touring a property. 

Individual's Application - Background/Credit Checks

After submitting a household application, accepting a tentative offer, and viewing a property, each resident over the age of 18 from your household, we need to submit a supplemental application. The supplemental application will require each applicant's specific information to include things such as identification, income, and the background and credit release. 


The supplemental application, along with the background and credit checks are tools used to ensure the information provided from all sources are accurate. Payment for the supplemental application is required prior to submission. 

Lease

We use Adobe Sign's platform allowing us to obtain signatures via email. Details from your application will be used to fill in the lease. 

Online Portal/Deposit

The final step in our process is having your online resident portal activated. Here you will be able to pay your account via cash, check, or credit card. All fees, deposits, and applicable rent are required prior to their respective due dates to secure the property.

A "Quick App" is a modified app requiring only basic information such as your name and contact information. 

Pay Viewing Fee

We do not recommend scheduling a showing prior to submitting a household application. It is an additional cost that WILL NOT be applied to the application process. 


A showing typically takes more than 2 hours of an agent's time. While we offer a low cost method to view our properties, we understand some applicants prefer to pay for a showing without submitting an application. The Viewing Fee is an additional fee and not applied to other costs related to applying. (Viewing Fee is non-refundable)

The final step in our process is having your online resident portal activated. Within your tenant portal you will be able to pay your account via check, or credit card. You will also have the ability to pay in cash using our PayNearMe service. The service allows you to make payments at thousands of locations such as Walmart, CVS, 7-11, ACE, and others. All fees, deposits, and applicable rent are required prior to their respective due dates to secure the property.
